Escape is a system of multiple RV Resorts & Campgrounds in Utah with private affiliations throughout the Country. These policies help ensure an amazing camping experience for all Guests in our Resorts & Campgrounds.
CHECK IN / CHECK OUT:
Check in is after 4:00 p.m. Check out time is 11:00 a.m. If you wish to extend your stay, please contact the registration office before 9:00 a.m. to find out if accommodations can be made. Late check-outs, if allowed, extend only until 12:30 pm and have a non-refundable fee of $50 paid in advance.
To get to the property: https://goo.gl/maps/8UdmZKWgJkdcxp839 On SR 9 – There is a black sign by the road with a white bison on it and a tall stone sign as well that says Zion White Bison Resort at the very top. Turn South into the entrance. Some of the property is still under construction. At the Round-about turn left to enter the Cliff Dwelling section. Continue East to parking for the Cliff Dwellings and to enter the circle of the Wagon/Tipi section. All Units are numbered as well as their Kitchens if they have one. Kitchens are only for specific Wagons and Tipis; these are not communal. There are 3 designated parking areas. Only one Vehicle is allowed per reservation. Please do not park on circle or anywhere other than designated areas.
You will receive a message with your door code on the day of check-in. Enter your door code and then checkmark on the bottom left-hand corner of the keypad to enter. To Lock the door when you leave, punch any key on the keypad and the door will lock
Reservation base prices are for 4 guests. Additional fees of $25.00 will be charged per night per additional guest. Children that are 2 years old or under are free. Not all Units can accommodate more than 4 guests.
CANCELLATION, NO SHOWS:
● If you have cancelled 30 days before your check-in date than there will be a $50 cancellation fee per reservation. No Exceptions. (reservation fees made at booking are non-refundable)
● If you have cancelled less than 30 days but greater than 7 days before your check-in date there will be a 50% cancellation fee per reservation. No Exceptions. (reservation fees made at booking are non-refundable)
● If you have cancelled less than 7 days before your check-in date or you are a NO Show there will be NO refund. No Exceptions. (reservation fees made at booking are non-refundable)
SITE: No additional tents, RV’s or structures may be added to the grounds at any time. No Sleeping allowed in any area other than the designated units.
To operate the BBQ Grill:
Push the knob in and turn slightly.
Then also push the igniter.
If you don’t hear the propane there is a shutoff switch behind the grill that might have been turned off. Check and make sure that it is in the on position.
Each unit has a Gas Fire pit with Marshmallow sticks for guest use. Guests do NOT need to bring any wood or gas for use.
To Operate the Fire Pit
Push large knob in and turn to the left. While holding the knob, push the igniter. Keep turning knob to the left to get larger flame. Please do not put trash in the fire pit.
Only one Vehicle is allowed per reservation. There are 3 designated parking areas down by the wagons, one in the Southeast corner and one in the Northeast corner and one in the Northwest corner at the end of the loop. Please do not park on circle or anywhere other than designated areas. Enjoy your stay!
Being a family friendly resort we encourage all to take advantage of the amazing amenities offered at the RV Resorts. Please remember children are not the responsibility of other residents or park management. Parents are responsible for the conduct and acts of their children: financial, safety or otherwise.
PETS: ONLY IN DESIGNATED UNITS
Only two pets are allowed in each designated unit ( #21, #22, #24, #30, #31 Wagons, #36 Tipi, #14 & #16 Cliff Dwellings) and must not be on the Breed Restriction List below. Behaved pets are welcome, all others are not.

The purpose of this policy is to insure the best possible environment for all of our guests, both pet owners and non-pet owners and to insure the responsible care of all pets.
1. Pets shall be restrained (Dogs and Cats must be leashed) when on the park property.
2. All guests who wish to bring a pet must have a unit that is specific for pets.
3. No pets are allowed on any resort furniture.
4. Allowed common household pets such as dogs and cats are allowed except for the restricted dog breeds listed above.
5. Each Unit (Reservation) is limited to having 2 pets on site
6. Pets are not allowed to be a nuisance to others at any time.
7. Pet owners must be able to maintain control over their pets at all times.
a. Pets are not allowed to be left unattended in Units or Vehicles or tied up outside unattended.
b. Pets are not allowed to disrupt the park with excessive noise (barking, whining, crying).
8. Pets are not allowed in any resort buildings, the pool/spa area or on the athletic courts.
9. Pet owners are responsible for cleaning up after their pet. Dog Stations are available around the park.
10. Management reserves the right to require any misbehaved pets to leave the resort. 11. Pet owners shall be liable for any and all damage caused by their pets
Any violations to the above rules will be fined $25 PER INCIDENT.
All trash including cigarette butts should be discarded in proper receptacles. Designated smoking areas are located in the Parking lot.
The speed limit for all types of vehicles is 5 M.P.H. throughout the Resort. QUIET HOURS: Quiet hours are 10:00 p.m. to 7:00 a.m. Loud music or disturbing noise of any kind is not allowed at any time. Please be considerate of others.
The Resort provides free WiFi access to its guests.
This service is not be used for any of the following purposes: illegal or fraudulent use, copyright or trademark infringement, threats or harassment, harm to minors, spamming, hacking, system disruption, impersonation or forgery, abuse of new groups, excessive use of bandwidth, viruses, etc.
The TV is a Roku TV. You will need to log into your own Netflix or Hulu account. We do not have cable.
There is NO LIFEGUARD ON DUTY. Children under 14 years of age must be under the direct supervision of an adult while in the Hot tub area. Children 5 and under are not allowed in the Hot tub (average temperature in the spa is 104 degrees). All guests must shower before entering the hot tub. Please, no lotions or oils in the hot tub. No glass whatsoever is allowed in the Hot tub area, food and smoking is also not permitted in this area. Appropriate swimwear is required. Please make sure to cover the hot tub with the designated cover when not in use and secure the straps. All users must abide by the posted rules. Hot tubs are only used by guests who reserve the Tipi’s, they are not a shared space.
NOT ALLOWED IN RESORT:
No Swimming in the pond OR waterfall (please observe the barrier put in place). Bicycles must have headlights if used after dark. Auto work is not allowed in the resort. Smoking is only allowed in the designated areas located by the parking lots. No unauthorized soliciting or selling. Clotheslines are not allowed. No washing of vehicles is permitted. NO rugs or vehicles on the GRASS. Public intoxication, obscene language, or inconsiderate guests will not be tolerated. Our Resorts & Campgrounds are drug-free. No offensive flags or decals as demanded by the park manager are to be made visible to other guests. The Resort reserves the right to require any guest to leave the resort for any behavior that disturbs other guests.
This network of resorts & campgrounds is privately owned. Violations of any resort rules and regulations or antisocial behavior which may or may not be covered by these rules and regulations may result in eviction from the resort. We reserve the right to enforce our rules and to refuse to register any undesirable guests or RV’s. Escape is not responsible for any type of loss whether due to fire, theft, vandalism, or other means. Guests are responsible for any damage they cause or may cause to any property. These policies are subject to change at the Owner’s discretion and may be amended on occasion.
FREQUENTLY ASKED QUESTIONS
Q: Is there heat in the unit?
A: Yes, each unit has heat/AC with a thermostat on the wall to control the temperature.
Q: Are you open year round?
A: Yes, we are open year round. Because we have heat/AC in each unit, you can enjoy the Winter months as well.
Q: What is the temperature at the park?
A: Temperature at the park from Dec-Feb are around the mid to upper 50’s low’s at night 30-40.
Q: Do I need to bring wood for the fire pit?
A: No need to bring wood for a fire, all of our fire pits and BBQ grills are gas.
Q: There is a bathroom in the wagon.. right?
A: Yes, there is a bathroom with a shower, toilet and a sink in every unit
Q: Is there a refrigerator?
A: Yes, there is a refrigerator in all of the units, however for the units that have outdoor kitchen the refrigerator is located in the kitchen. Only the certain units have kitchens they are not for use by everyone. They are wagon specific.
Q: Should I bring extra blankets?
A: We do provide blankets on the beds and heaters in the wagons and blankets to use by the fire, but you can always bring you own if you would like.
Q: Do you allow pets?
A: We have 5 Wagons and 1 Tipi and 2 Cliff Dwellings that are pet friendly. Wagon #21, #22, #24, #30, #31, Tipi #36 and Cliff Dwellings #14 and #16. Maximum of two pets are allowed in designated unit (see restrictions above on the Breed Restriction List). Behaved pets are welcome, all others are not. . We have a 2 pet maximum and we have a breed restriction policy.
Q: Is there parking on site?
A: Yes, there are 2 parking lots by the Tipi’s and Wagons. One in the Southeast corner and one in the Northeast corner. We allow one car per reservation at no charge, but there is a fee for each car over the one car.
Q: How many can fit (sleep) in the Tipi?
A: The Tipi can sleep 6, Each unit has one King bed on the main floor and 1 futon in the loft of each unit. Some units have an additional futon or sleeper chairs in the living area on the ground floor. The loft can sleep 2 adults or 2-3 small children. There is room on the floor by the bed to add provided sleeping mats as well.
Q: Are there beds in the loft of the Tipi?
A: Yes there is a futon bed in the loft that folds out to a full size bed sleeping area.
Q: Should I bring sleeping bags?
A: We supply the linens, blankets and pillows for the futons and the sleeping mats. The Tipi’s are heated, however you can bring your own blankets or sleeping bags if you would like.
